The conversion design is defined by the need to change the function from the current agricultural to residential, or multifunctional, with respect to the expanding city, in the wider center of which there are no areas for similar construction.
The intention was to preserve several agricultural buildings, including grain silos and convert them to new functions of housing, a cafe, and offices. The design for the conversion of the agricultural area itself respects the restrictions of the parts of the land located in the protection zone of the probe in the Protected Area of Kostolište and in the safety zone of the probe in the part exceeding the protection zone of the probe in the Protected Area of Kostolište, and at the same time the proposal envisages a change in the Spatial Plan of the municipality or of the spatial plan of the zone due to the current limitation of floor space.

The design of the new area is solved through three entrances, which are located on the north-east, south-west and south-east sides of the property. The proposed territory has preserved flat terrain. The design of the area is divided into two construction stages. Traffic will be handled at the surface level by building a main longitudinal road from the northeast entrance to the area to the southwest entrance to the area. Transversal to the main longitudinal road, a transverse side road from the south-eastern entrance towards the northwest will be developed, with a jump when crossing the main longitudinal road. The solution for the conversion of the site also provides for the provision of enables for the existing operation of warehouses on adjacent plots.
Parking will be ensured by parking spaces on the surface in the number of 193 and 72 parking spaces at the underground floor of the hotel. In the first stage, we propose the construction of objects SO 01 – SO 10: Multifunctional objects with functional use for services and service apartments, multifunctional objects with functional use for services and administration and a hotel with functional use for services and temporary accommodation. At this stage, low-rise buildings with multi-purpose facilities on the ground floor, housing and administrative spaces on the other floors will be located in the area. In the second stage, we propose the construction of buildings SO 11 – SO 20: Multifunctional buildings with functional use for services and administration and apartment buildings with the function of living. At this stage, the architectural study envisages a change in the Zoning Plan of the municipality, and the site will contain a not higher than four-storey buildings with multi-purpose facilities on the ground floor, administrative spaces on the other floors and four-storey apartment buildings with apartments on each floor. The proposal also envisages the rehabilitation and conversion of the existing blue silos, which, due to their technical and architectural value, would be incorporated into the newly designed building with a new function – administration.
