The addressed area is defined by the area of the plot in Borinka district with parc. no. 958/22 and 958/149 with a total area of 1,094 m2.

Family house

The terrain in the part of the building is flat, in the southern part there is a slope with an elevation of 1 m. The land is located in the built-up area of the village.

The documentation further takes into account and respects:

– urban-architectural and material-spatial contexts of the given locality
– uses existing and proposed transport – operational and technical relations
– basic property-legal aspects and relationships
– principles of creation and protection of the environment, eliminates possible negative effects

The family house is located approx. 40m from the service road belonging to the existing and future development of family houses. The main entrance and entry of vehicles to the property is from the northeast side. The living rooms of the house are oriented to the southeast, so they will be sufficiently lit.

The architectural expression of the family house is based on classic geometric shapes, a simple composition of masses and modern materials. The ground plan shape of the object is formed by two shifted rectangles. The roof consists of a pitched gable roof with concrete roofing. The architectural expression of the facades is based on large window openings, which at the same time ensure sufficient sunlight and a pleasant interior atmosphere. Contrasting materials, such as brick cladding, stone cladding, wooden cladding and an aluminum shading pergola, support the dynamics of the building, but at the same time strive for a pleasant, non-aggressive appearance. The family house is designed as a single floor with a residential attic.

The layout of the family house consists of an entrance hall with a wardrobe, a living room, a dining room, a kitchen and a pantry under the stairs, which form the day part of the building. From the living room with a fireplace there is access to the outdoor terrace, covered with a light aluminum structure. From the dining room and kitchen there is access to a smaller loggia, located on the front facade of the family house. Behind the living room is a hallway from which two smaller bedrooms, a master bedroom with a wardrobe, a utility room with a toilet and a bathroom can be accessed. From the bedroom there is also access to the terrace, covered with a light aluminum shading structure. In the living room, next to the fireplace, there is a staircase leading to the attic. The attic consists of a large open space, which will house a bedroom and a library, as well as a handy bathroom. The attic space above the day part is open and forms a gallery with a view into the roof structure. It is illuminated by skylights, specified in more detail in the relevant section of the PD.
